Our building division is often an active participant in assisting stakeholders in formulating space plans that align with capital objectives. Berglund's robust historical database informs the feasibility phase with parametric modeling of similar building types. Through thoughtful benchmarking, up-to-date market analysis and in-house expertise, our interdisciplinary team of professionals make a positive impact during the earliest stages of any project

Successful project delivery is centered on the knowledge of our preconstruction team. A principle objective of the team is to assure clients achieve greater value, within any budget, by maximizing quality, efficiency and aesthetics to achieve their goals. The Berglund team members who are generally assembled into an interdisciplinary preconstruction team include: project executive, preconstruction manager, virtual design & construction manager, project manager and estimator. Together, they build on paper and in virtual environments finding the most efficient approach while avoiding costly delays in design and construction.

Throughout bidding and permitting activities, every building system will be reviewed independently, and in partnership, to ensure the final design is constructed in the most efficient manner. Berglund's self-perform capabilities make us uniquely effective in completing this task. As builders ourselves, we will thoroughly review the constructability of each project to avoid unnecessary field coordination challenges, change orders and schedule delays.

Critical path trades such as demolition, concrete, carpentry façade restoration and drywall have significant impact on the quality of construction. With our in-house capabilities to perform this work, we control schedule and set workforce expectations.

During this critical stage, comprehensive scope documents are created for every bid package. These are coordinated packages that manage risk and maintain competitiveness by eliminating ambiguity in the subcontractor market. By combining our comprehensive subcontractor database of qualified builders with right-sized bid packages, we ensure best value during subcontractor bidding.

Berglund utilizes a fully collaborative online framework for project controls, which offers one source of truth for your projects. All members of a project team are invited to this platform, with each member's level of access tailored to their needs. Our solution is fully compatible with mobile devices, bringing all project information to the field, saving time.

A rolling punchlist is Berglund's lean approach to successful project start-up and owner occupancy. Through the use of online platforms and a robust quality program, Berglund maintains a constant check of work in place throughout the duration of any project. A rigid closeout schedule is assigned to each task and made available to the entire project team through the use of mobile technology. Whether on site or at a desk, team members can log in and count down the days to occupancy.
