Berglund is currently managing the comprehensive interior and exterior renovation of the iconic 115 South LaSalle building, formerly known as the Harris Bank Building. The project includes the complete demising of the building from the adjacent 111 W. Monroe property and major infrastructure upgrades, including a new BAS system, fire alarm system, and replacement of chillers, boiler, and cooling tower rebuild.

Interior work includes elevator and escalator modernization, two new data centers, and new fiber risers with upgraded tele-data and access control low-voltage systems. Additional improvements include enhanced lobby security, structural modifications to add a new ADA elevator stop, and full core bathroom renovations.

All existing floors are being renovated for new state agency tenants, featuring secure suite entries, new partitions, millwork, ceilings, lighting, and updated finishes. Through this work, Berglund is revitalizing a historic downtown landmark, creating a modern, secure, and functional workplace for future occupants.
