Project Overview

Built in 2002, Admirals Pointe is a 26-story condominium building located in Chicago's busy River North neighborhood. The first eight floors, which are primarily used for parking, have brick masonry facades. Floors eight through 26 contain condo units and a precast concrete facade. The building hired Berglund primarily to replace all exterior sealant around window frames and doors, including on the balconies. The work also included patching concrete as necessary and painting the building exterior.

Approach

We used swing stages to access the all areas of the building's unique geometry to perform the work. The building is constructed with large upper terrace balconies on the top floor. We rigged our suspended scaffold boards by using clamps on the parapet walls at the edge of the terraces. This allowed us to hang swing stages in challenging locations. In total, we divided the building into 19 swing stage drops of varying sizes.

Outcomes

Jennifer M. Hallisy, the property manager for the building, said that she had a positive experience with Berglund’s team of tuckpointers throughout the project.

“I'd like to share again that we are very pleased with the crews on-site,” she wrote in an email. “Tom [Berglund’s on-site superintendent] has been available to review scheduling and answer clarification questions when necessary and all the guys are polite and professional. I appreciate all of Berglund's efforts and none of it has gone unnoticed.”
