2nd Floor Clinical Pods Renovation
Berglund Construction completed a three-phased renovation of the Illinois College of Optometry’s second floor, creating new clinical pods and supporting spaces while maintaining active academic and medical operations throughout construction. Detailed preconstruction planning, phased scheduling and extensive off-hours work helped minimize disruption to students, faculty, staff and patients.

As Construction Manager, Berglund developed and managed a detailed phasing and logistics plan tailored to the demands of an occupied academic and clinical environment. Significant portions of construction were strategically scheduled during off-hours, requiring close coordination of trades, access, deliveries and daily turnover of work areas.

Berglund also managed schedule integration with the College’s owner-contracted pre-fabricated exam room casework vendor, coordinating fabrication, delivery and installation with surrounding construction activities to maintain progress across all three phases.

The project received funding through the Illinois Works Jobs Program Act Apprenticeship Initiative, requiring a minimum of 10% union apprentice participation. Berglund successfully exceeded the program’s workforce participation requirement.
