All con­struc­tion projects have three phases: planning, design and con­struc­tion. Berglund brings expertise to all phases with the following delivery methods.


We take on a hybrid role, acting as the project's construction manager and general contractor. During the planning and design phases, we help the owner maintain and control cost, coordinate stakeholders, create the project schedule and define the right building approach. During the construction phase, we assume the risk of construction performance and hold all trade subcontracts.

This method brings all project teams together to collaborate from the beginning stages of the project. We are fully integrated in the project's evolution and work alongside the owner and design team during every phase of project delivery. The collective team shares risk and responsibility.

We act in the owner's interest to manage the planning, design and construction phases of the project. Berglund serves as the point of contact for engineers, architects and other contractors the owner has hired.

Before Berglund enters the process, the project has already been designed. We use completed design documents to prepare the bid price including labor, materials, equipment and estimated project risk.

By combining architectural and engineering design services with construction performance, Berglund acts as a single entity to help clients simplify and streamline project delivery from start to finish.

This type of delivery method is specific to the U.S. federal government and provides for an indefinite quantity of materials or services in a fixed time period.
