Berglund has established a professional Construction Management program our Clients and Owners, which we believe serves as the “framework” to assure that Preconstruction and Construction Phase Services of each project are completed to meet the set goals of the Owner:

• Berglund Construction will represent the Owner and members of its Staff with the professional skills of our experienced Project Team in full cooperation with the Architects to maximize project efficiencies.
• Berglund Construction will provide leadership and oversight in all aspects of the project throughout Preconstruction and Construction to ensure that the interests of the Owner are represented during all phases of work.
• Berglund Construction will provide management support services in relation to the project, including negotiation, preparation, and review of all project activities, and as potential deficiencies work are identified, implement immediate remediation discussions to sustain quality.

As a design-build firm, Berglund strives to bring together design and construction professionals in a collaborative environment to complete these tasks in an overlapping fashion i.e. construction has begun while the building is still being designed. Our design-build expertise extends to our client’s needs for world-class facilities that are delivered on-time and on-budget. One such client is the award winning, Rogers Park Montessori School. A collaborative effort that allowed a Montessori school holding classes from the basement of a church now has a beautiful, stand alone facility to educate the newest generation. With Estimates that are accurate, and verifiable, we have established a proven track record of successful design-build projects.

Berglund Construction is a proponent of establishing the project’s success during the Preconstruction Phase of Services. Our relationships and focus allow us to foster a process of consensus building and decision-making inherent with the final scope, quality, cost and schedule of the project. During Preconstruction we establish and control these variables in a manner that protects the integrity of design, maintains the intended function of the facility, and maximizes the investment of the Owner. The Sr. Vice President of Preconstruction Services will lead the Preconstruction development and will be supported by the Estimating Department, along with the Manager of the Self Perform Division and the Director of Quality Management

BIM — Building Information Modeling

Berglund can provide an excellent way to present a progressive project vision in 3D utilizing BIM. By dynamically creating project phases and site logistics in a matter of minutes, clients are impressed and the entire project team works synergistically. With the ability to link any 3D objects with MS Project or Primavera tasks, designers, builders, and owners can have a shared understanding of project milestones and responsibilities quickly and easy.

Our Self-performance capabilities are one of the key differentiating factors Berglund possesses that allow us to absolutely control the schedule, assure quality, and secure costs. We have developed highly effective management systems and reporting functions that are proven organizational tools. These tools are vital for the successful delivery of comprehensive projects. In addition, extensive knowledge of local labor forces gives us the ability to control areas that are sub-contracted. Our experience field superintendents and hands-on, proven management processes have led to the successful completion of numerous high-profile projects throughout the Midwest.

Berglund employs more than 350 union tradesmen in various disciplines to self perform the following types of work: Demolition, Cast in Place Concrete (structural and flatwork), Masonry, Concrete and Masonry Restoration, Rough Carpentry (framing, sheathing, forms, structural), Finish Carpentry (trim work, millwork, casework, hardware and door installation), Caulking and Fire stopping, Drywall, Acoustic Ceilings, Installation of Specialties and Equipment / Fixturing
